Job Overview
Exciting BTR management position to join our BTR team based in Caulfield, VIC. Lead an existing high performing team, within a business that has a pipeline of BTR assets and growth opportunities. Be part of a significant project with the ability to make an impact and drive success.
Essence Communities unique offering provides tailored Build to Rent (BTR) Management Solutions, for projects across Australia and New Zealand. As one of the few operators within the emerging BTR sector, our property management platform is shaped from a 27-year track record in property and asset management, being part of Australia’s leading operator of Purpose-Built Student Accommodation, UniLodge.
Our foundation of experience and expertise has propelled our operations to be leading the transformation of Australia’s rental sector. Over the past 3 years, we have been successfully managing BTR properties across Australia with several projects in the pipeline.
OUR OPPORTUNITY
This is a unique opportunity for a dynamic, level-headed General Manager to join and lead our team at Realm Caulfield. In this role, you will have the opportunity to steer the direction of the property team, ensuring that we provide exceptional quality of service and maintain efficiency when it comes to the day to day operation.
THE PROPERTY
The property offers premium rental living experiences across 437 apartments within the one complex. Elevated living experiences are provided through 6-day onsite management, premium resident amenity areas, a customer service focus and resident events & engagement program.
YOUR RESPONSIBILITIES
Key responsibilities will include, but will not be limited to:
- Optimising net operating income, and the overall financial performance of the asset.
- Maintain a high level of awareness of the principles of Build to Rent (BTR), ensuring Essence Communities Caulfield becomes a market leader.
- Provide overall leadership, guidance, and direction to the property team.
- Develop and maintain relationships with the client, head office, operations team, residents and other relevant stakeholders.
- Work in conjunction with the Executive General Manager and Leasing Manager to ensure occupancy is kept in line with leasing budgets and occupancy targets.
- Leads the preparation of property financial budgets, reports and strategic asset direction.
ABOUT YOU
- You will have extensive property management experience in one of the property sectors, preferably in an operational management role.
- A strong leader who is passionate about guiding, coaching, and mentoring your team to achieve excellence and deliver outstanding experiences for our residents.
- Demonstrate strong commercial acumen and be adaptable at exhibiting strategic intent to maximise property performance and deliver on KPI’s.
- Comprehension of the key metrics that impact and grow the financial performance of the asset, using expertise to drive revenue whilst also continually improving and adding value to resident experience.
- You are a strong communicator with a natural ability to build rapport and foster long term relationships, both with customers, clients and colleagues.
