The Asset Management Analyst / Building Portfolio Manager / Property Investment Officer evaluates and manages property assets to support investment performance, operational effectiveness, and long-term value. These positions combine financial analysis, portfolio planning, and property oversight to help organisations make informed decisions about acquisitions, leasing, capital expenditure, asset improvement, and disposals.
The position works closely with Investment, Finance, Property Management, Facilities, Leasing, Legal, and external advisers, valuers, and service providers. Responsibilities include analysing property income and expenses, reviewing occupancy and lease information, monitoring budgets, and evaluating asset performance against business plans. The role identifies risks and improvement opportunities, prepares management reports, and coordinates actions that strengthen building condition, tenant experience, and financial returns.
For Asset Management Analysts, the emphasis is on financial modelling, performance analysis, market research, and investment reporting. Building Portfolio Managers oversee multiple properties, coordinating operating plans, maintenance priorities, service providers, and capital projects. Property Investment Officers assess acquisition and disposal opportunities, support due diligence, and prepare investment recommendations. Across these positions, the role balances commercial objectives with property condition, funding requirements, tenant commitments, and responsible asset stewardship.
Qualifications
- Bachelor’s degree in Real Estate, Property Management, Finance, Economics, Business, Building Surveying, or a related field, or equivalent practical experience.
- Experience in property asset management, real estate investment, portfolio management, property operations, or investment analysis.
- Strong understanding of property income, operating expenses, occupancy, lease structures, capital expenditure, and valuation drivers.
- For Asset Management Analyst positions, experience developing financial models, analysing cash flows, and preparing asset-performance reports.
- Ability to evaluate investment measures such as net operating income, capitalisation rates, internal rates of return, and sensitivity to key assumptions.
- Experience researching property markets, comparable transactions, rental trends, and supply-and-demand conditions.
- For Building Portfolio Manager positions, experience overseeing multiple buildings, operating budgets, maintenance programmes, and service-provider performance.
- Understanding of building lifecycle planning, condition assessments, planned maintenance, and capital-project prioritisation.
- Ability to coordinate property managers, facilities teams, leasing agents, contractors, and tenant stakeholders.
- For Property Investment Officer positions, experience screening opportunities, supporting due diligence, and preparing investment proposals.
- Ability to review leases, valuation reports, financial records, building information, and other materials relevant to investment decisions.
- Understanding of financing arrangements, investment risks, ownership structures, and acquisition or disposal processes.
- Proficiency in Excel, property-management systems, financial-modelling tools, and portfolio reporting.
- Awareness of building safety, insurance, environmental risks, sustainability considerations, and relevant property requirements.
- Excellent analytical, communication, negotiation, and organisational skills, with attention to detail and sound commercial judgement.
