About the Role
We are currently seeking an experienced Mechanical Quantity Surveyor to join the commercial team on a major semiconductor construction project in Dresden, Germany.
The successful candidate will be responsible for the commercial management of mechanical packages, including HVAC, piping, process utilities and associated MEP systems. You will work closely with the Project Manager, Commercial Manager, Construction Team, subcontractors and client representatives to ensure costs, variations, procurement and contractual matters are effectively managed.
This is an initial 12-month contract with a strong view to becoming a permanent position for the right candidate.
Key Responsibilities
- Manage the commercial and contractual aspects of mechanical packages across the semiconductor project.
- Prepare, review and manage subcontractor valuations, payment applications, variations and final accounts.
- Monitor project costs against budgets, forecasts and approved financial targets.
- Review mechanical subcontractor scopes, specifications, drawings and bills of quantities to identify commercial risks and opportunities.
- Manage the commercial process for HVAC, mechanical piping, process utilities, cleanroom-related mechanical systems and associated installations.
- Prepare and assess variations, change orders, compensation events and claims, ensuring supporting documentation is accurate and commercially robust.
- Work closely with project engineers and construction managers to validate progress and ensure applications for payment accurately reflect work completed.
- Review subcontractor quotations and negotiate costs to ensure best commercial value.
- Maintain accurate cost reports, commitment registers, variation logs and commercial trackers.
- Assist with monthly cost forecasting, cash-flow reporting and financial reporting to senior management.
- Identify potential commercial risks at an early stage and develop mitigation strategies.
- Review subcontractor contracts and ensure compliance with contractual requirements, notices and payment procedures.
- Support the procurement team with tender analysis, subcontractor comparisons and commercial negotiations.
- Attend commercial and progress meetings with subcontractors, the client and project stakeholders.
- Assist with the preparation and agreement of final accounts.
- Ensure all commercial documentation is maintained in accordance with company and project procedures.
Mechanical Packages
The role will have exposure to a range of specialist mechanical systems typically associated with large-scale semiconductor facilities, including:
- HVAC and ventilation systems
- Chilled water and cooling systems
- Mechanical pipework
- Process cooling water
- Process gases and utilities
- Compressed air and associated systems
- Cleanroom mechanical services
- Pumps, valves and associated equipment
- Building services and MEP infrastructure
Requirements
- Proven experience working as a Quantity Surveyor / Commercial Manager within mechanical construction.
- Strong experience managing mechanical subcontractor packages from procurement through to final account.
- Experience working on large-scale industrial, pharmaceutical, semiconductor, data centre or other technically complex projects.
- Strong understanding of mechanical construction, drawings, specifications and scopes of work.
- Experience with valuations, variations, cost reporting, forecasting and final accounts.
- Strong commercial and contractual awareness.
- Ability to analyse subcontractor applications and supporting documentation.
- Excellent negotiation and communication skills.
- Strong Excel and commercial reporting skills.
- Ability to work effectively within a fast-paced construction environment.
- Ability to work collaboratively with engineering, construction, procurement and project management teams.
- English language skills are essential.
- German language skills would be advantageous but are not essential.
Candidates with experience on semiconductor fabrication facilities, data centres, pharmaceutical plants, cleanrooms or other high-tech industrial projects will be particularly attractive.
Experience with FIDIC, NEC or German construction contracts would also be beneficial.
