Reliability Engineer

Job Summary

This exciting opportunity is responsible for providing reliability engineering support for operations and maintenance of buildings, infrastructure, and equipment assets.

In coordination and full collaboration with the Engineering Services Reliability & Asset Management COE, the Reliability Engineer is responsible for implementing a strategic asset management plan to integrate the client’s existing systems including building automation, energy management, maintenance programs and life-cycle asset management approach.

The role develops analysis methods to determine reliability of components, equipment, and processes in accordance with JLL’s enhanced Reliability & Asset Management program, acquires and analyzes data from connected systems, continually improves maintenance program strategy to meet outcomes‑based performance measures, conducts ongoing maintenance maturity assessments, oversees root‑cause failure analysis (RCFA) of equipment failures, and determines cost advantages of alternatives while developing action plans that comply with internal and external customer demands for reliability processes/equipment to avoid failures.

Responsibilities

• Recognizes that assignments are broad in nature and require appreciable originality and ingenuity to complete them and considerable latitude for un‑reviewed actions or decisions.
• Works under general direction of the Engineering Services Reliability & Asset Management platform for instruction in deploying the client’s strategic asset management plan with matrix reporting back to the client’s lead engineer (FM).
• Integrates data from BAS, automated fault detection diagnostic engines, maintenance programs, and capital planning processes to develop life‑cycle analyses and recommendations for repair vs. replacement decisions.
• Supports all efforts in the execution of site‑level Asset Management & Reliability programs and processes to effectively increase machine/facility system reliability and compliance.
• Conducts program and system/equipment audits on a periodic and as‑needed basis, focusing on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation.
• Supports JLL operational compliance program and follows company safety and health guidelines and other company policies.
• Coordinates the use of other engineers, technicians, and third‑party resources to accomplish the objective of cost‑effective Asset Management & Reliability improvements for maintenance and projects.
• Creates and manages equipment preventative maintenance (PM) tasks for continuous improvement and PM optimization.
• Ranks the criticality of the assets under care, typically using Reliability Centered Maintenance (RCM) approaches, and defines proactive maintenance approaches that are cost‑beneficial to the business.
• Creates and conducts reliability studies, ensuring understanding of drawings and schematics.
• Creates risk mitigation strategies for critical assets that can be deployed across the asset portfolio.
• Investigates new technologies for reliability improvements.
• Facilitates and supports operational event and equipment failure investigations, ensuring root‑cause analysis, corrective actions, and follow‑up monitoring are performed to determine effectiveness.
• Plans and performs engineering operations, monitors operations centre systems, implements RCM programs, conducts root‑cause failure analysis, incorporates condition‑based maintenance (Cb M) and predictive testing technologies, and performs equipment condition assessments, ensuring continuous improvement for chronic “bad actor” equipment.
• Maintains complete and accurate records/plans within a computerized maintenance management system (CMMS) related to equipment, specifications data, BOM, failure history, etc.
• Develops and maintains key performance indicators (KPIs) of equipment reliability and ensures appropriate maintenance and reliability metrics are in place throughout the site, including planned/unplanned work, planning/scheduling metrics, cost metrics, MTBF, replacement asset value, and more.
• Ensures equipment history is maintained and analyzed for future trends and actively collaborates with Maintenance and Planning groups.
• Executes multi‑discipline facility condition assessments across multiple labs, manufacturing, office, and distribution locations in the Americas, inspects and documents asset and field conditions to evaluate remaining useful life, and prioritizes findings for client capital planning and lifecycle asset management programs.
• Supports commissioning activities for all upgrade, renovation, and construction projects, including PM job plans, reviews for maintainability, critical spares, and documentation.
• Performs other work as assigned.

Experience and Qualifications

• BS in an Engineering discipline, mechanical or electrical preferred.
• Five to 10 years’ experience implementing RCM, Cb M/Pd M methods, operating building automation and energy management systems, and thorough understanding of asset management, data analytics, and capital planning approaches.
• Experience with building automation systems and automated fault detection & diagnostics with integration of connected systems.
• Experience in critical / regulated environments preferred (data centers, laboratories, manufacturing environments, automotive, petro‑chemicals, pharmaceuticals, etc.).
• Extensive knowledge of mechanical, electrical, plumbing and fire suppression systems.
• Extensive knowledge of commercial, critical, manufacturing, labs, or distribution facility types required.
• Ability to use a variety of Computerized Maintenance Management Systems and IT tools.

• Certified Reliability Leader is preferred.
• Certified Maintenance Reliability Professional is preferred.
• Level 2 thermography certification is preferred.

• Level 2 ultrasound certification is preferred.

Compensation

Estimated compensation for this position: 95,000.00 – 105,000.00 USD per year.
