Independently lead and execute DDC control system installation, programming, startup, commissioning, troubleshooting, and closeout for complex commercial projects
Interpret project drawings, specifications, sequences of operation, and control submittals to develop and implement functional control solutions
Program and configure DDC controllers, supervisory devices, graphics, and peripheral equipment
Develop and implement control logic and sequences supporting system reliability, energy efficiency, occupant comfort, and equipment operation
Perform point-to-point checkout, functional testing, system startup, commissioning, and performance verification
Troubleshoot complex controls issues involving controllers, sensors, actuators, valves, relays, networks, communication protocols, and equipment interfaces
Identify system deficiencies and coordinate corrective action with appropriate trades
Troubleshoot and support BACnet, Modbus, LonWorks, MS/TP, and IP-based building automation communication networks
Coordinate with mechanical contractors, electricians, TAB contractors, equipment manufacturers, IT personnel, commissioning agents, project managers, engineers, and customers
Review control drawings, wiring diagrams, sequences, specifications, and equipment documentation
Provide field direction and technical guidance to Level 1 and Level 2 Controls Technicians
Train and mentor junior technicians in controls installation, wiring, programming, troubleshooting, commissioning, and industry best practices
Assist with system upgrades, retrofits, expansions, integrations, and service-related projects
Perform field inspections to verify installation quality, wiring, device locations, panel construction, and compliance
Maintain project documentation, including point lists, commissioning records, as-built information, startup documentation, and punch lists
Participate in project, coordination, progress review, and customer meetings
Serve as a technical point of contact for customers and help resolve operational concerns
Assist project managers and sales personnel with technical evaluations, system enhancements estimating support, and future opportunities
Maintain awareness of DDC, HVAC, networking, IoT, and building automation technologies
Ensure work complies with applicable codes, project specifications, company procedures, and safety requirements
Requirements
- Minimum 5+ years of hands-on experience with DDC controls, building automation systems, HVAC controls, or a related field
- Demonstrated ability to independently manage complex controls projects from installation through commissioning and closeout
- Advanced programming experience with Reliable, Niagara, Tridium, or equivalent DDC/BAS platforms
- Strong understanding of BACnet, Modbus, LonWorks, and IP-based communication systems
- Experience integrating DDC systems with HVAC equipment and other building systems
- Strong understanding of commercial HVAC systems, including AHUs, RTUs, VAV systems, chillers, boilers, pumps, cooling towers, and associated equipment
- Proficiency reading and interpreting controls drawings, electrical schematics, mechanical plans, sequences of operation, and project specifications
- Strong knowledge of low-voltage controls wiring, 24VAC systems, relays, transformers, sensors, actuators, and electrical troubleshooting
- Working knowledge of electrical codes and safe electrical work practices
- Ability to troubleshoot complex issues using diagnostic tools, software, meters, network tools, and system information
- Strong understanding of control system networking, including BACnet MS/TP, BACnet/IP, Ethernet, and basic network troubleshooting
- Ability to distinguish controls-related issues from mechanical, electrical, equipment, TAB, or networking deficiencies
- Strong organizational and project management skills, with the ability to prioritize multiple projects and meet deadlines
- Excellent communication skills and ability to work effectively with customers, contractors, engineers, project managers, and internal teams
- Demonstrated leadership ability and willingness to train, mentor, and support junior technicians
- Valid driver's license and ability to travel to various project sites as required
- High school diploma or equivalent required
- Technical degree, trade certification, or bachelor's degree in electrical engineering, mechanical engineering, controls, or a related field is preferred
- Equivalent hands-on experience will be considered
