- Assess developer construction schedules, including logic, critical path, near-critical activity credibility, float, and sequencing
- Confirm the realism of delivery dates, power connection, commissioning, and testing timelines against benchmarks
- Review equipment and staffing plans, including long-lead equipment orders and resource loading
- Determine whether labor and materials supporting dates are firm commitments or assumptions
- Distinguish confirmed, estimated, and developer-claimed information
- Identify risks involving long-lead equipment, permitting, utility connections, seasonal weather, and compressed commissioning windows
- Track schedule changes between reviews and flag material variances and likely causes
- Assess realistic acceleration options when dates are at risk
- Ensure clear schedule records and risk handovers to onsite construction teams at construction start
- Define standards, checklists, testing depth, and evidence requirements for schedule reviews
- Review high-stakes team findings for quality control before client delivery
- Build and maintain schedule benchmark libraries
- Develop and refine templates, tools, and checklists as the portfolio and team grow
- Adhere to SOX control responsibilities where applicable
- Support a confidential hyperscale data center client and collaborate with developers, clients, onsite construction teams, and internal reviewers
Requirements
- 10 plus years of planning and scheduling experience
- Data center or other mission-critical facility delivery strongly preferred
- Preferably located in/near San Francisco, CA or Northern VA; remote candidates considered if able to travel occasionally for site visits and team collaboration
- Working fluency in P6 or equivalent scheduling software, including logic, critical path, and float credibility
- Familiarity with earned value management (EVM) or similar progress-measurement methods
- Practical knowledge of long lead equipment timelines, utility and energization sequencing, permitting, and commissioning and testing durations in complex facility construction
- Understanding of acceleration levers in data center construction
- Ability to deliver difficult findings to developers directly and professionally under deadline
- Ability to work from incomplete or dated information and state caveats plainly
- Proven ability to manage competing priorities across multiple concurrent projects and team workloads
- Strong written communication
- AACE PSP or PMI-SP certification is a plus, not required
- Technologically proficient, including MS Suite and Google Workspace in addition to scheduling software
- Experience in data center development, mission critical facilities, or complex technical and hyperscale buildings strongly preferred
- P6 or equivalent scheduling software, MS Suite, and Google Workspace proficiency
- Must be able to travel approximately 3 days per month, plus occasional site visits and team collaboration
