The organization is currently advancing a flagship 13,000 sq. ft. prototype in Bear, Delaware, with significant capital already deployed into construction. Backed by a structured capital roadmap, Lotus Sanctum Union is raising funds to complete the prototype, operationalise the site, and validate proprietary intellectual property. The current financing round is secured by a first‑position Deed of Trust at a conservative loan‑to‑value against the as‑completed luxury appraisal. The long‑term vision is to build “Genesis Villages” that transform conventional suburbs into resilient, net‑negative operating expense communities grounded in faith, finance, and nature‑driven design.
Role Description The Joint Venture Equity Partner will collaborate directly with the founding team to co‑structure and deploy equity capital into Lotus Sanctum Union’s SanctuarySuburb projects, beginning with the Bear, DE prototype. This hybrid role is based in Bear, Delaware, with flexibility for some work from home, and involves participating in site visits, investor meetings, and strategy sessions on location as needed. Day‑to‑day responsibilities include evaluating project economics, contributing to capital stack design, reviewing financial models, and helping shape joint venture agreements and governance frameworks. The Equity Partner will also support capital raising efforts by leveraging their network, co‑developing investment materials, and engaging with institutional and accredited investors. In addition, the role includes ongoing portfolio oversight, risk assessment, and alignment of investment structures with the mission and long‑term scaling horizon of the SanctuarySuburb platform.
Qualifications
- Track record in real estate private equity, infrastructure investing, or project finance, with experience structuring joint ventures or co‑GP arrangements.
- Strong financial analysis skills, including proficiency with cash flow modeling, capital stack design, and risk‑return assessment.
- Experience working with secured debt instruments, development financing, and lender/investor negotiations.
- Background in mixed‑use, residential, or community‑scale development; familiarity with climate‑resilient or sustainable infrastructure is a plus.
- Ability to build and maintain investor relationships, including institutional, family office, and accredited investors.
- Comfort operating in early‑stage, high‑growth environments with a willingness to engage in both strategic and hands‑on work.
- Excellent communication and collaboration skills, with the ability to translate complex financial and technical concepts into clear narratives.
