Architect – Residential Construction on the Client Side (LPH 2–6)

As an architect, you will design our own residential construction projects—averaging about 100 residential units—in Munich and the surrounding area. You will work alongside investors, developers, and decision‑makers and collaborate closely with the architecture management team: You will independently drive the design process forward, from the initial concept to the final scope of work. Your focus will be on service phases 2 through 6 of the HOAI.

  • Preliminary Planning (Phase 2): Development of design alternatives, volume and area studies based on the site and feasibility analysis, as well as participation in the cost estimate.
  • Preliminary Design (Phase 3): Development of cost‑effective, mass‑producible, and rapidly constructible residential building designs with a clear focus on space efficiency, floor plan quality, and construction costs.
  • Permit Planning (Phase 4): Preparation of building permit application documents and coordination with building inspection, urban planning, and relevant agencies.
  • Construction Planning (LPH 5): Working drawings and detailed design up to the construction‑ready stage, with a focus on simple, robust, and repeatable details.
  • Preparation for Contracting (Phase 6): Quantity surveys, scope of work descriptions, and specifications for the individual awarding of construction contracts to subcontractors, in close coordination with project management and site management.
  • Coordination of Specialized Designers: Coordination with structural engineering, building services engineering, fire protection, and building physics, and integration of the specialized designs into your plans.
  • Costs and Deadlines: Cost-conscious planning, participation in cost calculations in accordance with DIN 276, and adherence to planning deadlines.
  • Project Development Manual: Application of Our Planning Standards. We expressly welcome your ideas for improving our system.

Your profile

  • A completed degree in architecture (Diploma, Master’s, or Bachelor’s); authorization to submit building plans or registration with the State Board of Architects is preferred.
  • At least five years of professional experience as an architect in building construction, including experience in residential construction, with documented experience in service phases 2 through 6.
  • Independent and structured approach to work: You complete plans thoroughly, down to the last detail, without anyone having to correct your work.
  • Strong cost awareness: You know what each detail on the construction site costs and plan accordingly.
  • Pragmatism, a clear focus on simplicity, speed, and practicality.
  • The desire to learn quickly and take on responsibility, as well as the willingness to question established practices and try out new methods in planning and construction.
  • A plus: Proficiency in using AI tools and common large language models, for example, for variant studies, research, building specifications, bills of quantities, and correspondence. We are already actively using AI within the company and intend to consistently expand its use in the planning process as well.
  • Proficient in spoken and written German.

Additional requirements:

  • This position is based in Munich and requires on‑site presence at the office. Remote work is not possible.
  • Ability and willingness to work longer hours and/or on weekends as needed.

Who we're not looking for:

  • Those who view architecture primarily as art and economic efficiency as a bothersome afterthought.
  • Planning from the client's perspective: You are not a service provider who simply carries out someone else's specifications. You plan our own projects, with direct access to decision makers.
  • Learn from the best: You’ll work closely with experienced colleagues in architecture, project development, and construction and gain firsthand access to their expertise.
  • Direct collaboration with property owners and investors, fast decision‑making processes, and maximum execution capability.
  • Working on projects that create real added value for society and improve the lives of many people - affordable housing is our contribution to the future.
  • Recognized as a game changer in the real estate market - with cost savings of over 30% and up to 50% shorter construction times compared to traditional market players.
  • You’ll see your plans come to life: a streamlined process from planning to the construction site, without competitive bidding and without projects that end up gathering dust in a drawer.
  • Work in a performance‑oriented and dynamic environment with flat hierarchies and open communication among peers.
  • Long‑term employment with clear career advancement opportunities: Your responsibilities will grow along with your results.
  • <

  • Targeted investment in your growth: books, conferences, and specialized courses.

Remuneration:

Your compensation (base salary + performance‑based pay) is determined on an individual basis and may vary depending on the following factors: motivation, job‑specific knowledge and skills, education, and experience.

The performance‑based portion is tied to clear project milestones, such as obtaining a building permit and reaching the stage where the project is ready for contract award, all within budget and on schedule.
