We are looking for our Neuchâtel agency, a:
Experienced Property Manager - Technical Section
Your tasks:
Accompanied by your assistant, you ensure optimal technical maintenance and enhancement of the buildings/objects under management, in the interest of the owners and for the comfort of the tenants. To do this, you carry out the following tasks:
- Ensure good communication with your partner, the distribution of workload, quality of work and respect of deadlines, - Be the contact person for our tenants and owners by resolving technical issues of the property portfolio, - Be the contact person for the caretakers, establish their specifications, - Manage incoming phone calls and emails, - Carry out preliminary, move-in and move-out inspections, - Prepare move-out statements following move-out inspections, - Ensure the preparation of work orders, requests for quotes and follow-up of their execution, - Handle the recharging of work costs to tenants and follow up on reimbursements, - Manage claims and maintenance contracts, - Carry out routine maintenance work and monitor invoicing, - Carry out renovation work for apartments and buildings, - Prepare technical reports on buildings, - Ensure compliance of objects according to changes in legislation, - Ensure invoice processing (allocation and handling of descriptions), - Plan inspections and annual visits of caretakers and buildings, - Prepare correspondence and manage telephone contacts with tenants, caretakers, insurers, project owners, - Various administrative tasks related to the position.
Your profile:
- You have similar experience in a property management company in Switzerland and have very good knowledge of building technology, - You hold a Federal VET Diploma (CFC) or a commercial baccalaureate or training in building technology and ideally have completed additional training in real estate (Immotechnique), - You know how to manage work follow-up and claims, - You have excellent interpersonal skills and a service-oriented attitude, - You are organised, show initiative and enjoy contact with clients and companies, - You express yourself perfectly in French, with good writing skills, - Good knowledge of German would be an asset, - You are comfortable with IT tools (Word, Excel, Outlook), knowledge of Quorum software would be a plus.
