PIMCO Prime is looking for an experienced Real Estate Asset Management professional (m / f / d) to join its team in Frankfurt. The person will be responsible for leasing, interacting with partners, the financial and ESG performance of a property portfolio, creating and implementing business plans for existing investments as well as preparing and presenting strategic recommendations for Investment Committees. The individual will look after asset management activities across all asset classes; build constructive relationships with our partners, support the European team with know-how and works closely with the Head of Asset Management.
The role is based in Frankfurt. The applicant can be expected to be involved in all varying stages of the investment cycle.
Key Responsibilities
- Full asset responsibility for a dedicated portfolio including financial and ESG performance
- Work closely with third party service providers and (joint venture) partners (including property and asset managers, leasing and investment agents, brokers, architects etc.) driving their performance
- Coordination, monitoring and control of involved internal and external parties
- Running budget / actual comparisons
- Take a leading role in the creation of the annual business planning for the responsible properties and align on the joint venture business plans
- Take the lead in lease negotiations including internal lease approval process
- Development of action strategies and options (including repositioning) taking account of market and life cycle and investor-specific investment strategies in agreement with other departments
- Commercial support in the course of the purchase, sale process and / or other events in an asset life cycle. Work closely with the investment team in order to ensure good practices and latest knowledge are included in a âBuy Manage Sellâ process; support preparing hold / sell analysis papers, refinancing and other relevant documents for the Investment Committee
- Creation and control of the decision models for committees and sponsors
- Ongoing contract and process optimisation for the supported portfolio
- Responsible control of all relevant processes in the life cycle of the supported properties including development of return and performance objectives
- Support for the further development of Analysts, Associates and AMs
- Become an expert in internal systems, tools and schedules in order to deliver product on time and as per local or investment requirements
Key Requirements
- University degree with strong academic background, with additional training in real estate management as a plus
- At least 6 yearsâ professional experience in a comparable position
- Very good knowledge of MS Office and Inventory-managing systems (Argus, SAP, Filenet)
- Support innovation and digitalization initiatives
- Strong spoken and written English skills
- Very good financial modelling, communication and presentation skills
- Strong ability to work in a team
- Above-average commitment and persistence in carrying out projects and tasks in a highly transformational environment
- Sound knowledge of the relevant property markets and contacts in the relevant markets
- Willingness to travel
