Hospitality Development Director Location: Switzerland Package: Circa 180 - 250K Euros depending on experience Introduction This is a rare opportunity for an experienced Development Director to take a leading role in the delivery of a significant luxury hospitality development in Switzerland. The successful candidate will take a highly hands-on role, providing strategic oversight while driving the project team, contractors and consultants towards successful completion. This position will suit a senior development professional who is comfortable taking ownership of complex projects and operating with a high degree of autonomy. What you’ll do You will take overall responsibility for overseeing the development on behalf of the Owner, acting as a central point of coordination across the Project Manager, consultants, contractors and wider professional team. You will establish clear processes for programme, cost, quality and risk management and ensure that the Owner remains fully informed throughout the development lifecycle. A key part of the role will be managing and challenging the appointed Project Manager and wider delivery team. You will coordinate multiple contractors and specialist consultants, oversee procurement and appointments, and ensure that the project is progressing in accordance with the agreed development strategy, programme and cost plan. The project includes both existing buildings requiring remediation and new-build elements. You will oversee the design and construction process, including design development, value engineering, procurement, construction delivery, commissioning and handover. You will also ensure that defects and snagging are appropriately managed through to completion. You will work closely with the Owner and external stakeholders on planning, statutory approvals, funding and project reporting. This will include liaising with local and national authorities, statutory bodies, professional advisers, financial stakeholders and other parties involved in the development. As the project progresses, you will oversee construction progress, variations, costs and programme performance, providing clear reporting and recommendations to the Owner. You will ultimately drive the project through completion, handover and the resolution of post-completion defects. What you’ll need Significant experience as a Project Director, Development Director, Senior Project Manager or Construction Director Proven track record delivering large-scale, complex real estate developments Strong experience coordinating multiple contractors and professional teams from design through to construction and completion Experience across the full development lifecycle, including design management, procurement, construction, commissioning and handover Strong understanding of development programme, cost, risk and quality management Experience overseeing and challenging external Project Managers and consultants Proven ability to manage complex stakeholder environments and communicate effectively with senior owners and investors Experience dealing with planning authorities, statutory bodies and other regulatory stakeholders Strong commercial understanding, including cost plans, variations, contracts, procurement and project reporting Experience with luxury hospitality, residential, resort or mixed-use developments would be highly relevant Experience delivering projects in Switzerland or working with Swiss planning and local authority environments would be advantageous A highly hands-on, proactive approach with the confidence to take ownership of a complex project and drive delivery Excellent communication, negotiation and leadership skills About the company The opportunity sits within a well-established investment and development environment with an active interest in complex real estate and hospitality projects.
