Role Overview
An established building services contractor is seeking a Quantity Surveyor to manage the commercial delivery of Mechanical & Electrical (M&E) construction projects from inception through to final account.
The successful candidate will be responsible for cost control, procurement, contract administration, valuations, change management, commercial reporting, and ensuring projects are delivered profitably while maintaining contractual compliance.
Key Responsibilities
- Develop project procurement strategies for specialist M&E packages.
- Manage monthly Cost Value Reconciliations (CVRs), reviewing actual versus forecast costs.
- Procure and appoint specialist subcontractors including areas such as BMS, Fire Protection, HVAC, Electrical, Thermal Insulation, and other M&E disciplines.
- Administer subcontract agreements ensuring appropriate commercial and contractual terms.
- Manage Variations, Compensation Events, and change control throughout the project lifecycle.
- Prepare and submit Applications for Payment, including assessment of Materials on Site (MOS) where applicable.
- Review Payment Certificates, Pay Less Notices, and related contractual documentation.
- Monitor project cash flow, commercial risks, and maintain a Risk & Opportunity Register.
- Prepare commercial reports, forecasts, and final accounts.
- Attend commercial meetings with clients, consultants, and project stakeholders.
- Support project close-out activities and lessons learned reviews.
Requirements
Experience
- 3–7 years' experience as a Quantity Surveyor within Mechanical & Electrical (M&E), Building Services, or the wider construction industry.
- Experience managing projects from pre-contract through to final account.
Qualifications
- Degree or HND in Quantity Surveying, Commercial Management, or a related discipline.
- Membership of RICS, ICES, or another relevant professional body is desirable.
- CSCS card or equivalent site certification is advantageous.
- Technical Knowledge
- Strong understanding of Mechanical & Electrical building services.
- Ability to interpret engineering drawings, specifications, and technical documentation.
- Working knowledge of NEC and JCT forms of contract.
- Experience with subcontract procurement, valuations, cost reporting, and commercial management.

Experience with industry-standard commercial software, including
- Bluebeam Revu
- Construction ERP systems (e. g. COINS, Sage, Red Sky, or similar)
- Microsoft Excel and Microsoft Office
